The building does not have an exercise gym or common lounge. However, the residents have access to the ground level garden walkway situated on the east side of the building.
The pet policy for the building includes 1 dog or cat. All pets residing in the building are required to be approved and properly registered with the property manager.
Asides from the rental security deposit, and the pet damage deposit (if applicable), there will be a moving deposit to cover the cost of repairing any damage caused during the moving-in and moving-out process.
Most suites in the building will have their own clothes washer and dryer set. Of the seven studio suites which do not, an onsite coin-operated laundry facility located on the ground level will be available for use.
No, applicants have the opportunity to choose whether they prefer a standard or large-sized balcony, or no balcony at all for their suite at varying monthly rental price rates. However, the residents on the 4th floor have access to a common balcony area situated at the east end of the hallway.
The rental suites do not include parking or storage. A limited number of parking spots are available for rent for $100/month. For the residents who opt not to lease a parking spot, designated parking areas on East 41 Avenue are available from 7pm - 7am, while designated parking areas on Knight Street are usually available from 6pm - 7am. As well, standard (2’ width x 6’3” height x 6’ depth) or large-sized (4’ width x 6’3” height x 6’ depth) storage lockers are available for rent at $30/month or $50/month respectively.
The office space has a window, while the den does not. Therefore, the office can likely be converted as a solarium or home office, while a den can be used instead as a storage room or home office.
Under the Short-Term Incentives for Rental (STIR) Program, a total of 28 parking spots were approved to be built for the entire building. With commercial/retail tenants occupying a majority of the parking space for their administrative staff, there is a limited number of parking available to the residential tenants to rent. For the resident who opt not to rent, there is parking available throughout the area adhering to certain parking time restrictions.
Although a one year lease is preferable because of the extensive process of searching for and administering the proper occupant for the building, the moving in and out arrangements, and the overall acclimation of the tenancy, it is not mandatory.
Once the occupancy date can be confirmed by way of obtaining the occupancy permit for the building, we can commence signing tenancy agreements with approved applicants accordingly. The monthly rent is for the occupancy of the suite. The resident is only required to apply for a BC Hydro account for the suite. Applying for additional home services (ie. TV, internet, phone, etc.) would be at the sole discretion (and expense) of the resident.
